Terms and Conditions

Thank you for your interest in staying with us.

To ensure you have a wonderful stay at the Stable Cottage, Glanton Pyke, we ask that you read and accept our terms and conditions.

These conditions set out the basis of the holidaymakers contract (the guest) with Glanton Pyke Ltd (known as GP). The contract becomes effective on payment of the issued invoice from the guest.

BOOKING AND CANCELLATION

Requested bookings are all subject to availability, once a booking has been requested it will only become a contract once the booking has been confirmed by GP and the full cost of the invoice has been paid.

Once a booking is confirmed the holidaymaker is responsible for the total cost of the holiday as shown on the invoice issued at the time of booking. We therefore recommend that you take out holiday cancellation insurance.

If we are notified of a cancellation, at any time up to three months prior to your confirmed stay, we will refund the full invoiced cost of your booking, minus a £75 handling fee.
If we are notified of a cancellation, between three months prior to and six weeks prior to your stay, we will refund 50% of the invoiced cost of your booking minus a £75 handling fee if the cottage is or is not re-let.

For cancellations after the six weeks prior to your stay date, you will be responsible for the full cost of your original booking and will forfeit any re-fund if the cottage is or is not re-let.

PAYMENT

The full balance of your stay is due at the point of booking unless arranged otherwise with us. The booking is taken on a provisional basis until all funds have been paid in full and cleared through the banking system. The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time with prior notice.

ARRIVAL AND DEPARTURE

Bookings are from 3pm on day of arrival. Please arrive between 3pm and 5pm to collect your key. If arrival is going to be outside this time, please make us aware the day before or at time of booking and we will try to accommodate you with this – but we cannot take earlier booking as we need to ensure the property is adequately cleaned and ready for your arrival.
On departure we expect the cottage to be vacated by 10.30am. Guests are asked to leave the cottage in a respectable condition.
Guests are asked to give consideration and be respectful of their environment and countryside during their stay. Parties are not allowed unless previously agreed with GP.
We would Guests to be able to enjoy the beautiful grounds. Guest are allowed to visit the main gardens during our opening times between 9am to 3pm – unless otherwise agreed with GP before or during the stay. We are though that you respect the wildlife, close gates, do not pick the flowers etc.

LIABILITIES

GP has hazards such as ponds, trees, fire pits and old buildings – it is your responsibility to ensure your own safety at all times.
GP will not be responsible to the guests at all, whether in contract, tort (including negligence), breach of statutory duty, restitution or otherwise for any injury, death, damage or direct, indirect or consequential loss (all three of which terms include without limitation pure monetary loss, loss of profits, loss of business or revenue, depletion of goodwill, lost expectation, loss of savings, lost data and similar loss) however caused arising from or in connection with the use of the facilities at GP including any computer virus.

DAMAGE AND LOSSES

It is the guests’ responsibility to lock up the cottage when they are away from the site. GP cannot be held responsible for any of the guests personal belongings brought to the site.
The guest is responsible for leaving the cottage in good order. Please alert GP about any damage or breakages as soon as possible. GP reserves the right to charge for excess damage or items that are not there once they leave.

DISABILITIES

We highly recommend that any guests with limited mobility contact GP prior to booking with us as access to our cottage is via a step and the top bedroom has very steep stairs to the room. There is one bedroom on the ground floor.

NO FIRE POLICY

Fires are restricted to the wood burning stove and the outside fire pit only. We ask that you do not burn candles or make fires on the grass or outside areas. The guest should take the required precautions when using the fire pit and wood burner, they are 100% responsible at all times.  

NO SMOKING POLICY

In consideration to all of our guests the cottage is a NO SMOKING PROPERTY. Smoking is completely prohibited inside the cottage and failure to comply will result in a charge of £250 for a deep clean of soft furnishings.
Any guests smoking outside of the cottage or at the fire pit are asked to dispose of their butts in a bin and must not litter the surrounding area.

PETS

Friendly clean dogs are welcome. We charge an additional £15 per dog for additional cleaning after your stay. Dogs are not allowed in the bedrooms and on the sofas and must be kept on the lead at all times as there are livestock in nearby fields. Owners must not leave them alone in the house, only for short periods and if they have a kennel/crate or secure place that they are used to sleeping in. Waste must be picked up by the owner and bagged. Any damage caused will be charged and additional charges if the dog has been into a bedroom or on the sofa and it now requires further cleaning. Owners are responsible for their dogs at all times and Glanton Pyke can not be held liable for any issues or loss caused to or by the dog. Dogs must be insured by their owners.

CAMPING

Camping in the cottage garden or surrounding area is strictly prohibited unless prior agreement with GP.

COMPLAINTS

Any complaints must be made known to GP immediately so that remedial action can be taken if required. In no circumstances will compensation be made for complaints raised after the holiday period has ended, or when the guest has denied GP the opportunity to investigate the complaint and endeavour to put matters right during the holiday period.

DECLARATION

I have read the terms and conditions of this booking and agree on behalf of all members of my party to abide by those conditions during my stay at GP.

I understand that the invoice must be paid on initial booking of the cottage and failure to do so may result in cancellation of my booking. I am over eighteen years of age.

Wish we were there longer! Beautiful cottage; well-equipped, clean, warm with stunning grounds. Short drive to the Bosk/Breamish valley spa and the running fox at Powburn. Will definitely book again.

Lovely cosy cottage, well equipped and very clean. A fantastic place to get away from it all. The log burner was a bonus after cold, blustery days out walking. The gardens are stunning and felt so lucky to be able to explore them, especially the walled garden.

We stayed at Stable Cottage for a week of R+R after a busy few weeks and it did not disappoint . The cottage itself is beautiful and the gardens and views soothe the soul. Alice and Charles it was lovely to meet you and your dogs and thank you for making us feel so welcome. I can certainly see myself staying here again, wishing you all the best.
